Registering with Lawrence Rooney will ensure that you are kept up to date with all the latest properties as soon as they come on to the market. Once we know the property you are ideally looking for and the area we can keep you informed by telephone, email or SMS. If you have already seen a property on our website then let us know and we will arrange the viewing.
We are open 7 days a week so we are sure that we can find you a time that is convenient for you to view properties that you are interested in.
Once you have found your ideal property and want to put an offer forward. We will submit this offer to the seller and we will ask for additional evidence that you can proceed with the purchase (eg - provide evidence of any mortgage agreed in principle). When you submit an offer or have offer accepted this does not create any legal obligation until contracts are exchanged. Once you have an offer accepted we will write to all parties to confirm details of the sale and prepare a mermorandum of sale. You will need to confirm your solicitors details and your solicitor will handle the conveyancing process of your property. If you don't have a solicitor we can recommend one to you.
This is the legal checks and paperwork your solicitor conducts to ensure the transfer of property from the sellor to the buyer. They will check contracts, do local searches and agree a date of exchange of contracts. At Lawrence Rooney we will remain in contact and assist your solicitors as much as we can to make sure the process goes as smoothly as possible for you. Also to keep you informed through out the sale so you know how the sale is proceeding.
