Completing the right impression is very important when selling your property. We can give you advice and guidance on how to create the best ambience within your home.


At Lawrence Rooney we will only use the highest quality images to present your home. First impressions do count; therefore, we want to make sure the photographs leave an impression with buyers. We also use property tours to showcase your home.


We are marketeers of property and this is our specialism. We take a great deal of care an pride in the marketing of your home or investment. We use a high quality property brochure and details of your property will be placed in our office and window display. We advertise on: On The Market, Zoopla and Rightmove, as well as our own website, ensuring your property and property brochure is always available to view.


At Lawrence Rooney we believe that the “FOR SALE” board is still an important way of marketing your home. The “FOR SALE” board generates interest through word of mouth from neighbours and passers by to potential buyers.


We have a database of our customers and are able to match potential buyers to your home. This proactive approach ensures each prospective buyer is contacted by either email, text message or post and then also contacted by a personal phone call to let them know your property is on the market.


At Lawrence Rooney Estate Agents we believe that accompanied viewings are the best way to sell your home. Our team and passionate about your property and the local area and are experienced in the sales skills involved in showing your property to a potential buyer. All viewers are screened before they view your property to establish name, contact details and buying position. All viewing are arranged in advance and at a mutually agreed time.


Knowing potential buyers’ feedback and views, whether this is positive or negative, allows us to see your property though the buyers’ eyes. We will always review feedback with you on your property and will regularly review feedback with you on your property and how it is performing compared to other properties on the market.


When we receive an offer from a potential buyer, we will check the buying position and the property chain. We will let you know of the offer immediately and will negotiate on your behalf to get the best price for your property in the current market which is acceptable to you. We are experts in property and will therefore always give you our honest recommendation on each offer.


Once you have accepted an offer it does not end here. We know the weeks from accepting an offer to completion can be very stressful. This is one of the most important parts of our service to you. Every week we will guide you though the process. From having your offer accepted to completion usually take on average 8 – 12 weeks. We will ask for weekly updates from your solicitor and your purchasers’ solicitor and if you are in a chain with other properties, we will ring for an update to see how these properties are doing. This is important to try to ensure that everything is moving as it should for you and we will keep you fully updated along the way.
